HomeStaging services are charged by the hour. The standard fee is $90/hour. Your realtor may qualify you to receive a reduced rate, so put him or her in touch with Jo to ask about discounted HomeStaging fees.
There is a minimum 2-hour charge. And sometimes, 2 hours is all you need to get going in the right direction. Any fees incurred past the initial 2 hours can be cost-controlled by you, the client, because you can set the limit on the amount of time you wish to pay for. Fees are billed only in full-hour increments.
You don't have to pay right away. As long as your current listing does not end, you can defer your HomeStaging hourly fees until closing. However, should you de-list the property for any reason, or change realtors, Jo's fees are due in full within 5 business days. That's because HomeStaging is a fee-based business, not commission-based.
HomeStaging is customized to meet your needs. So you only pay for what you need. Not sure what you need? No problem. Jo will help you determine that within the initial 2-hour consultation -- and she'll get as much of it done during that time period as possible, too. After that, she will help you determine what tasks, if any, remain to be done to get your house in shape to sell.
Remember, Jo will take a look at the curb appeal of your home as well as the interiors.

DIY Indexing Pricing: hourly rate, see above |

In this package, Jo applies a custom get-it-done system. She itemizes tasks to be completed on separate index cards and secures them to areas needing attention throughout the house. You'll remove each card only when the task is completed. This helps you prioritize, stay on track, and get things accomplished.

DIY E-mail Service Pricing: hourly rate, see above |

|
Similar to an Indexing Package but not posted on site, this package provides you with a list of Jo's recommendations that are e-mailed to you, the Seller. Reports can be mailed to Sellers who do not have e-mail. A postage fee may apply.

Generally, this is the least expensive HomeStage packaging option as it requires the least on-site time. You choose the amount of time -- if any -- you want invested beyond the 2-hour minimum. Jo helps you choose the areas of concentration. If you really want to save money, you can choose to take your own notes during Jo's 2-hour consultation. This eliminates the cost of a report altogether!

A WORKSHOP is when Jo arrives scheduled time to get the job done on site. Workshops can include every room in a house or you may opt to focus on a single room or series of spaces. Jo helps you determine where workshops are needed and gets started on the spot during the 2-hour consultation, which can usually be extended on the spot, if you wish. Please note that almost all furniture rearranging requires Workshop time. Rearranging furniture is a creative process that is best accomplished with a professional on site. |
If Jo provides additional labor, there is an added cost of $20 per manhour. Sellers can avoid labor charges by providing labor themselves if they are able or recruiting family or friends who are suitably strong and ready to work during the scheduled time. This is the route most Sellers choose. You choose the amount of time -- if any -- you want invested beyond the 2-hour minimum. Jo helps you choose the areas of concentration.

Design & Site Observation Pricing: hourly rate, see above |

|
When outside contractors are required, Jo can provide you with sketches and notes to establish goals. If you'd rather have Jo communicate directly with your contractor, Site Observation services are available, as well. Though HomeStage Professional cannot manage anyone who is not an actual employee, Jo can increase Seller satisfaction by meeting/communicating with contractors at appointed times. If you like, she'll suggest guidelines based on contractor performance to control the contractor payment process. This important tool helps get the job done right.

You pay the contractor directly -- there's no mark-up by HomeStage Professional. Though Jo can help you solicit bids and find a contractor, the amount of payment and timing of when payments are due is between you and your contractor. However, Jo's fees for assisting you during the design and contracting phase may be deferred until closing.* *For the duration of the current listing. Jo will handpick furnishings, materials, and plants as needed to maximize your home's sales appeal, using a budget pre-set by you.

Unlike other HomeStaging fees which may be deferred until closing, Shopping & Selection reimbursable expenses are due within 5 business days. The fees for Jo's time can be deferred to closing* or paid when reimbursable expenses are paid. It's up to you. You will receive a copy of the receipt for every purchase. You choose the amount of time -- if any -- you want invested beyond the 2-hour minimum. Jo helps you choose the areas of concentration. *Payment of hourly HomeStaging fees may be deferred for the duration of the current listing. | Digital Photography Services: NO CHARGE. Free images of HomeStaged areas if Sellers permit before-and-after photography to be used by Jo. | |

Jo will shoot color, high-resolution photos of the areas she helps you change. She'll even return to photograph finished spaces later, if necessary. There's no charge for photography or time spent photographing if you allow her to use the images in advertising and publishing. (Yes, you can remain anonymous!) Jo Kellum has photographed two books, a new cover consideration of South Carolina Home & Garden magazine, and photos published in magazines and books.

You realtor will get updated still images of
the HomeStaged areas to use in website listings and advertising. After
all, there's no point in making changes to sell if you're going to keep
old photos online!
