range of services

HomeStage Professional Jo Kellum's services are customized according to the needs of each listing. One house may merely need furniture rearranged while another may require a more extensive remodeling effort concentrated on a problem spot that's currently buyer-unfriendly--Jo helps you make the distinction, make design decisions, and get the ball rolling.

Common issues that weaken a home's sales appeal include clutter, excess furniture, over-personalization, window treatments, overgrown shrubbery, too much of a lived-in look, and buyer-limiting color schemes inside or out. Jo tackles these issues and others to get your home ready inside & out to welcome potential buyers and help them envision your house as a home they can call their own.

Jo’s goal isn’t to criticize your décor, colors, style, or housekeeping — her goal is to help you sell your home as quickly as possible.

Get the help you need while spending only what you want to spend. HomeStage Professional's customized Staging Package options put you in the driver's seat.

your payment questions answered

Did you know that you can defer HomeStaging payment until closing?ª It costs you nothing to get started increasing your home’s sales appeal.

HomeStage professional invoices are copied to the Title Company, who pays the fee with proceeds from sale. So payment for staging is deferred until after the sale is complete. If your home sells, you never have to write a check.¨

ª Ask your Realtor to confirm adding staging fees to the HUD with the Title Company of choice.

¨ If a property contracted for staging is pulled off the market, the staging fee is due in full 5 business days after delisting regardless of relisting; payer as determined in staging contract.

* Always confirm tax deductibility with a tax professional.

**As long as the listing associated with staging contract exists, the staging fees are normally deductible, regardless of how long the property is for sale. However, if the staged property is pulled from the market and relisted later, staging fees may not be considered deductible.*

   See IRS Publication 523: http://www.irs.gov/publications/p523/index.html

Sellers are responsible for packing, transporting, insuring, and storing furniture and belongings deemed to be in excess/distracting for showing purposes.

Did you know that staging fees are normally considered a tax-deductible expense for Sellers?*

You can normally reduce your Amount Realized by subtracting staging fees, thereby reducing your Taxable Gain from your home's sale.**

  • a home that sells quickly saves you money

Moving means you'll pay for new housing elsewhere. And your contract to purchase a new home may be contingent upon the sale of your current house. Selling as quickly as possible is the key to avoiding many double payments. And selling fast can keep you from losing the purchase contract on that next home you've fallen in love with.

Get HomeStaged & get ready to sell.
